Things owners ask first.
How long does onboarding take?
10–14 days end-to-end for a furnished unit. Longer if we need to furnish from scratch. Your BD gives you an exact estimate after the on-site inspection.
What does Deluxe Homes charge?
20% management fee on net booking revenue. No setup fee. No fee in months without bookings. Tier discount drops it to 18% from year 3.
Can I still use my own property?
Yes — unlimited owner stays, no fees. Just block the calendar from your portal anytime (3 days advance off-peak, 7 days in peak season).
What happens to bookings already on my calendar?
We honour them. If you have direct bookings or another platform managing now, we coordinate the transition during onboarding.
Do I need to be in the UAE during onboarding?
No. We arrange access via lockbox or your building's reception. PoA flow is supported if you're abroad and want a representative to sign.
What if I want to exit later?
90 days notice. Year 1: 2-month management fee as exit fee. After year 1: no exit fee. Fair, predictable, and in the contract from day one.
